+ Single Family

• Tributary (Three Rivers DRI)
  DEG provided complete civil design, engineering and permitting for the 1600-acre DRI,located on SR 200 in Nassau County, Florida. The project includes 3200 homes, upscale amenity center, regional parks, commercial centers and a fire station. The project also required a project wide master utility plan for water, reuse and sanitary collection. The project drainage plan required permitting through SJRWMD, FDOT, JEA, FDEP and Nassau County. The first phase of 660 homes were designed, permitted and under construction in 2020. DEG is the District Engineer for the Three Rivers Community Development District.
  
  
• Grand Oaks Subdivision
  DEG provided complete civil design, engineering and permitting for the 586 acres, consisting of 984 single family homes, 100K SF commercial center and a school site. The owner requested we design the project into two major phases with sub-phases. A total of eight different sets of plans for the lots were submitted for approval. The project also required an 18,000-foot long 20-inch diameter offsite water main to provide redundancy to the County’s system. The project also required adding two northbound lanes for SR-16 for 3.2 miles. DEG prepared the plans and permitted with FDOT and SJC. We also coordinated a Design Builder for the addition of a two-lane bridge over Turnbull Creek. The project required master water and sewer utility plans and a private irrigation system which harvests stormwater and is augmented with SJC supplied reuse water. All pressure pipes were modeled using EPA-NET and all stormwater management systems were modeled using AdICPR. The project required permitting through SJRWMD, FDOT, FDEP and St. Johns County. DEG is the District Engineer for the Grand Oaks Community Development District.
  
  
• Long Leaf Subdivision
  DEG prepared the master development plans for the 480-acre, 1200 single family home, nine-phase development in Jacksonville, Florida. The first design effort was for Units 1, 2 and 3 totaling 250 lots. DEG modeled the 480 acre drainage area and prepared the stormwater components for this project for submittal to SJRWMD including stormwater models, treatment ponds, water quality improvements, and designed the master utility plan, with 10 miles of water main, gravity sewer collection, 4 sanitary pump stations, and 4000 LF of offsite 10-inch force main. The project required permitting through the City of Jacksonville, FDEP, SJRWMD and Army Corp of Engineers.
  
  
• Palm Coast Park DRI Subdivision
  DEG provided complete civil design, engineering and permitting for the 1200-acre part of the 2400 acre DRI, located on US-1 in the City of Palm Coast, Florida. DEG prepared the master development plan for the 1200 acres which consisted of 2273 homes, linear parks, an upscale amenity center, a bridge across Hulett Branch and a school on site. The project also required a project wide master utility plan for water, reuse and sanitary collection. The initial phase was 259 lots and the second phase is 504 lots; construction started in 2019. DEG modeled the 1200-acre drainage area and prepared the stormwater components for a project wide conceptual permit with SJRWMD and ERPs for the initial phases. DEG is the CDD District Engineer for the 1200 acre project.
